Pleasant Acres Home Management, LLC (“PAHM,” “we,” “us,” or “our”) provides property-management, resident-portal, billing, utility, messaging, maintenance, insurance-document, and related services.
Depending on how you interact with PAHM, we may collect:
We may use information to operate PAHM services, manage resident and tenancy records, provide billing and utility information, process payments, communicate about resident accounts and property matters, provide notices, respond to requests, maintain security, comply with legal obligations, and improve service reliability.
If you provide a mobile number and opt in to receive text messages from PAHM, we may use that number to send resident-account and property-related communications, including invoice availability, payment reminders, past-due notices, maintenance updates, renter’s insurance reminders or status updates, property notices, and other resident-account notifications.
Message frequency varies. Message and data rates may apply. Reply STOP to opt out and HELP for help.
Residents may opt in through Resident Portal Settings, or by texting START to (629) 299-2127 (+16292992127) and replying YES to confirm enrollment. Text enrollment is not yet active; until it is, please use the Resident Portal.
We do not sell or rent mobile phone numbers, SMS opt-in information, or SMS consent.
We do not share mobile phone numbers, SMS opt-in data, or SMS consent with third parties or affiliates for their own marketing or promotional purposes.
We may disclose mobile information to service providers acting on our behalf solely as necessary to provide messaging, hosting, security, customer support, and related operational services. Those providers are not authorized by us to use mobile opt-in information for their own marketing.
SMS consent is not a condition of tenancy.

We may disclose personal information to service providers, authorized property owners/managers, professional advisers, legal/safety recipients when required or appropriate, and successors in a business transaction subject to applicable law.
We do not sell personal information for money.
We may use cookies and similar technologies to maintain login sessions, provide security, remember preferences, and operate the services.
We retain personal information for as long as reasonably necessary for property management, billing, resident service, legal, accounting, security, and recordkeeping purposes.
We use reasonable administrative, technical, and organizational safeguards designed to protect personal information. No system is completely secure.
You may update certain contact information and communication preferences through the resident portal or by contacting the property office.
You may opt out of SMS messages by replying STOP. You may request help by replying HELP. Opting out of SMS does not prevent PAHM from contacting you through other lawful channels.
Our services are not directed to children under 13, and we do not knowingly collect personal information directly from children under 13 through the portal.
We may update this Privacy Policy from time to time. The updated version will be posted with a revised effective date.
